Sam is a solicitor who specialises in Rural and Commercial Property matters. He is a key contact in our Agriculture, rural business and has historically been recognised as a 'key member' of a Rural Legal team in both the 2023 and 2024 Legal 500. Sam is now ranked as a Leading Associate in the 2025 Legal 500.

Sam is experienced in advising clients on a range of Commercial Real Estate Matters as well as his specialism within the Rural sector. Sam is passionate about Agriculture in Britain and that comes across in the straightforward and friendly approach to his professional work.

Sam has good experience operating within the Rural property market including acting on sales and acquisitions of agricultural land and farms.
He is also well versed in general Commercial Real Estate matters including acting in disposals, acquisitions and for Landlord or Tenant across various sectors. Previously, Sam has acted for landowner or developer in development schemes including conditional contracts, option agreements and promotion agreements, and regularly advises clients on overage/clawback mechanisms.

Experience

  • Acting for a commercial lender in a refinance of a £20m+ valued estate property portfolio including both agricultural, commercial and residential properties.
  • Advising on rights of way and easements including multiple property private water supplies and utilities.
  • Acting on sales and acquisitions of woodland areas in Northumberland and beyond including in Wales.
  • Acting for land and property owners with regard to diversification schemes including:
    • Renewable projects such as solar farms and specifically on a large scale solar panel project relating to agricultural buildings across the North East;
    • Festival and show licences;
    • Biodiversity Net Gain.
  • Acting for Embleton Parish Council in their Community Asset Transfer acquisition of disused Embleton Quarry in line with their redevelopment of the site into a nature reserve.

Sam is also an active member in the Rural professional community and often delivers in house training to other professionals alongside topical talks to the CAAV at their 2023 AGM and to the Farmer Network in 2024.
