Saira works for both not-for-profit and for-profit Registered Providers in both property securitisation and tenanted portfolio disposals and acquisitions. Saira also has experience in dealing with affordable housing development projects.
Saira specialises in social housing securitisation, working with Registered Providers in conducting legal and asset due diligence (‘health checks’) to prepare properties for charging and funding transactions. Acting on large portfolio stock rationalisation between Registered Providers on both disposal and acquisition side, including stock swaps.
Experience
Assisted the Head of Social Housing Securitisation on a range of high-value and complex transactions, including:
- Chelmer Housing Partnership: Supported the acquisition of approximately 570 tenanted affordable rent and shared ownership properties from a major London-based Registered Provider, valued at circa £60 million. Many properties were still within their defects liability period, requiring coordination with specialist construction consultants.
- Orbit Group Limited: Advised on the disposal of circa 250 affordable rent and shared ownership tenanted properties to B3 Living. The transaction involved the transfer of grant funding and the variation of local authority nominations agreements.
- Blenheim Estate Homes: Assisted in the disposal of 75 newly constructed affordable rent and shared ownership properties to a For-Profit Registered Provider, ensuring compliance with regulatory and development obligations.
- Landmark Development Scheme: Provided legal support on a £104 million development project that will deliver over 1,000 new homes.
