Richard is a Solicitor in our Built Environment team. Richard qualified as a Solicitor on 1 May 2018 and has since been involved in a wide range of matters for a variety of clients.

Richard acts for numerous clients across different sectors (principally charities, corporate occupiers and real estate finance).

He assists the wider team in providing advice to Canal & River Trust on management of its portfolio with particular emphasis on utility matters, landlord and tenant matters and project management.  He also represents social housing providers in connection with leases of properties.

Richard also represents a number of private and corporate clients on site acquisitions and disposals, landlord and tenant matters (including leases, licences to assign, licences to alter and deeds of surrender), transfers of public open space on new build estates and first registrations.

Richard also acts for commercial lenders, providing advice on secured lending and refinance transactions across a mix of retail, development and residential portfolios.

Richard has particular experience in assisting clients with management of their service charge portfolios at new build developments across the country, many comprising over 3000 homes.

Experience

Richard’s recent experience includes:

  • Acting for Canal & River Trust in respect of utilities agreements including drainage licences permitting discharge into the Trust’s network and leases and licences relating to management of its property portfolio
  • Advising the Land Trust on its acquisitions of strategic open space from land owners at new build developments, including a development comprising 4,250 homes and advising on management of its property portfolio
  • Acting for local authorities on:
    • lettings of retail portfolios which are important for the authority’s income stream
    • reviewing the management arrangements in place between local authorities and private landlords for the provision of social housing
    • strategic acquisitions, including the acquisition of land as part of a £1.5 million highways improvement programme
    • disposal of land to registered providers for the provisions of social housing, including clawback provisions and nominations agreements
  • Acting for high street lenders on numerous secured lending transactions involving retail, development and residential portfolios
  • Acting for a high street lender in facilitating the acquisition by its customer of numerous dental practices and laboratories across the country
